Our role at this prominent site ensures the building remains at peak functionality and continues to meet the high standards expected in such a central City of London location.

This prestigious building in the City of London houses 165,000 sq ft of Grade A offices and retail units. It was recently retrofitted and extended, securing WiredScore Platinum and BREEAM Excellent ratings, with LED lighting and high-efficiency cooling throughout. In close collaboration with the main contractor, we have developed a responsive maintenance regime that pre-emptively manages repairs and replacements, minimising downtime and enhancing overall site efficiency.
Early engagement enabled a thorough understanding and training in the essential building systems including the Building Management System (BMS), smoke controls, fire alarms and cooling towers. Even before practical completion, we undertook regular site visits to familiarise ourselves with the site’s unique requirements.

Key challenges and solutions

  • Close cooperation with all stakeholders: Our contracts manager engaged with various sector representatives to ensure our activities aligned seamlessly with the building’s operational standards and expectations.
  • Plant room safety and efficiency: We installed an innovative hose system to mitigate the risk of spillages –a potential hazard in plant rooms. These hoses were expertly routed to integrate with the existing drainage systems, ensuring that any residual water or liquids were effectively channelled away. This has markedly reduced spillage risks and streamlined the flushing process, lowering maintenance time and the risk of disruptions.
